Governance 360

How It Works

Capture the opportunity. Analyze the economics. Apply governance. Produce a defensible investment decision.

A four-stage decision process

Governance 360 is designed to move an opportunity through the same disciplined sequence every time, reducing the chance that important assumptions or controls are missed.

01

Capture

Enter the property profile, purchase terms, rent roll, operating income, expenses, vacancy assumptions, financing terms, capital requirements, and relevant market information.

Result: one standardized data set for the opportunity.

02

Analyze

Calculate the key financial indicators used to assess the acquisition, including NOI, capitalization rate, DSCR, cash flow, break-even occupancy, expense ratios, returns, and sensitivities.

Result: a transparent financial picture based on stated assumptions.

03

Govern

Test the opportunity against acquisition standards, risk controls, reserve requirements, financing constraints, approval authorities, and other governance conditions.

Result: exceptions and conditions become visible before the decision is made.

04

Decide

Bring the financial and governance results together into a clear recommendation: GO, CONDITIONAL GO, or NO-GO, supported by the rationale and outstanding conditions.

Result: a documented, explainable decision record.

Scenario testing without rebuilding the analysis

Decision-makers can test how the recommendation changes when variables such as purchase price, interest rate, rents, vacancy, expenses, reserves, or financing structure change. The purpose is not simply to find a scenario that works; it is to understand how resilient the investment remains when assumptions move against it.

What the process is intended to produce

  • A consistent property and financing data set
  • Calculated investment and debt-service metrics
  • Identified risks and required controls
  • Exceptions to acquisition standards
  • Conditions that must be resolved before approval
  • A documented recommendation and decision rationale
